Here’s 10 ideas of what to do to maximize your chances of a quick sale when selling your house.

1. NO CLUTTER. Throw out old newspapers and magazines. Pack away most of your small items like figurines and other trinkets. Store clothing that won’t be used in the near future to make closets seem roomier. Clean out the garage. Buyers like to visualize their possessions in the house and that is hard to do when the home is full of clutter.

2. Wash your windows and screens. This lets more light into the interior and dirty windows are a turn off.

3. Keep everything extra clean. Wash fingerprints and dirt from light switch plates. Clean the floors, stove, refrigerator, washer and dryer. A clean house makes a better first impression and tells buyers that the home has been well cared for.

4. Put brighter bulbs in light sockets to make rooms appear brighter, especially dark rooms. Replace any burnt-out bulbs. Turn all lights on before buyers come to view the home.

5. Make all minor repairs that you can find. Everything you don’t repair now will be revealed in the home inspection and can create a bad impression. Small problems such as sticky doors, torn screens, cracked caulking, cracked receptacle covers or a dripping faucet may seem trivial, but they’ll give buyers the impression that the house isn’t well maintained.

6. Shoot for good curb appeal. Cut the grass, rake any leaves, trim the bushes, and edge the walks. Put a couple of bright potted flowers near the entryway to cheer things up and get the buyers attention.

7. Patch holes in your driveway and reapply sealant, if applicable.

8. Clean dirty gutters.

9. Polish or replace your front doorknob and door numbers.

10. Get rid of smells. Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. If carpets are old and need replacing, it is worth while to replace them. The additional price you receive for your house will most likely outweigh the expense. Open the windows. The number one turn off to a potential buyer is an unpleasant odor.

7 Tips for Establishing CreditAccording to Experian, a credit score is a number lenders use to help them decide: “If I give this person a loan or credit card, how likely is it I will get paid back on time?” The information from your credit reports is used to create your credit score.

Before getting a line of credit, get your free credit report from each of the three major credit reporting agencies (CRAs): Experian, Equifax, TransUnion. Under federal law, you are entitled to one every year. Order online at www.annualcreditreport.com, or call 1-877-322-8228. Check to make sure someone else’s information isn’t mixed into your report. If so, contact the CRA immediately and have them delete it.

Then, follow these tips to help you establish credit and build your credit score:

  1. Establish checking and savings accounts and maintain them responsibly.
  2. Piggyback on someone else’s good credit by being added to a credit card as an “authorized” (joint) user.
  3. Get someone to co-sign a loan for you (e.g., financing a car, or other secured loan) and make your payments on time.
  4. Apply for student loans and make your payments on time.
  5. Apply for a credit card or a secured card. But, make sure the issuer reports to all three CRAs. Otherwise, the card won’t help you build your credit.
  6. Apply for one gas card and one department store card to add to your credit mix.
  7. Use your credit cards regularly, but wisely. Make all payments on time because the two most important factors in your score are whether you pay your bills on time and how much of you available credit you actually use.

Establishing and maintaining good credit will make buying a home a lot easier for you. You’d be able to get a good fixed rate loan instead of having to settle for a variable rate sub prime loan. It will also help for times you may need a home equity line of credit for home improvements or a home equity loan for debt consolidation, including paying off student loans.

People instinctively know they need to try on clothes to be sure they fit, feel comfortable and are attractive on them. What about a home?  It’s probably the most expensive purchase you’ll ever make. Isn’t it even more important to “try on” a home before you purchase it?

What on earth do I mean?  Well, it’s usual to look for a home in places that are convenient to work and schools. Most folks take the daily commute into consideration when shopping for a home. Why not take the daily, weekly, and even monthly activities of family members consciously into account, too?

I once helped a young, single woman named Wendy to find and buy her first home.  She worked for Geico, was rising very nicely in the company and wanted a home of her own and the tax break home ownership affords.  She asked my advice about choosing, and we had a conversation in which I mentioned many of the sorts of things I’ve said here. We made a list of what mattered to her. Then we went shopping. We looked at a lot of houses. After we came out of each one, we had a talk about how it measured up to Wendy’s list.

One of the houses we looked at belonged to the young woman who later became my daughter-in-law. It was brick, all on one level, had a fireplace in the living room, and had patio doors from the master bedroom and dining rooms to an enormous deck with a hot tub. It was beautifully decorated in a sort of “pared down Victorian” style. There was a brass bed, some wicker, lots of healthy house plants, and a few Victorian pieces of furniture that were actually old, family pieces. Silver framed family photos were clustered on top of the piano.

After we emerged from the house, Wendy started down the two steps to the car and then froze in place. She had the oddest expression on her face. I asked what was wrong, and she began to look sheepish and confessed, “That house is so pretty and so nicely decorated, I just enjoyed looking at it and didn’t give any thought to how I’d live in it.  I just wanted it.”

We went back inside.  Wendy still admired what had been done with the house, but decided it wasn’t right for her.

If you are trying to sell your home then it really pays off to go to a little extra effort to impress your buyers. There have been studies that show it takes buyers only seven seconds to decide whether or not they are going to buy a home once they set foot in a house. That it is why it so crucial to make a good impression and also why “staging” a home for sale is such a fine art.

However not all of us have the cash on hand, or the time and energy, to do things that are really going to flip your home over to the next buyer quickly.  For instance, not everybody has the cash on hand to install a brand new flashy Jacuzzi complete with freestanding brass towel warmers and new stone tile floors. However you might have the money on hand to install designer faucets, paint the walls and replace the old iron door handles with trendy new crystal knobs.

Here are some quick and easy ways to make your home show like a model home for under $200. These are easy-to-do tips and the type of thing an interior decorator would advise you to do to help “stage” a property so it is more attractive to buyers. The goal of this “top ten list: is to give you hints on how to make your home show better than your competitor’s home on the real estate market!

1) Clear All Clutter

You can get rid of all of the junk in your home for free. Simply get rid of anything you don’t need and haul it away in your car to the nearest dump or Goodwill. This means getting rid of “stuff” in the front yard, back yard, hallway and basement. Studies have shown that people perceive clutter as being indicative of a property that is decrepit or not worth much money. They also associate it with decay and the presence of vermin or bugs.

One thing in particular you need to get rid of is ashtrays. People consider houses that have been smoked in to be less desirable and also smelly.

You should also get rid of all junk in your yard. This includes things like broken garden hoses, old equipment and bicycles.

Even things you are actively using should be tucked out of sight before a house showing. This means clearing your kitchen counter of appliances like George Forman Grills or blenders or anything else that takes up counter space.

Outside you should make sure that your garden hoses are coiled up, your birdbath is clean of leaves and that you do not have sports equipment or bikes laying around your front porch.

2) Get Rid of Evidence of Pets

If you have a dog or cat send them away for the day. Hide the litter box and any evidence of it’s aroma. Make sure there are no dog feces in the front yard. This type of thing, along with its smells can convince a buyer that there are allergens, mites and pet urea in the house.  Houses with more pets are also considered to be less desirable than ones with no pets at all.

3) Get Rid of Evidence of Kids

Get rid of strollers on the porch, inflatable kiddy pools in the back yard and any toys that may be lying around in the hallway. Get rid of baby gates and make sure there are no handprints or crayon drawings on the wall. Studies have also shown that homes that have kid’s stuff strewn about are considered to be less hygienic or valuable than those that don’t.

4) Clean Up the Front Yard and Porches

The front yard and porch are very important as that is what your buyer will first see when they approach the home. Make sure that the grass is cut and that the garden is nicely tended.

If you have to, reseed the lawn and plant a few decorative bushes. It also does not hurt to spruce up the front door with a coat of paint and replace the house number plates and the door knocker with new versions.

It also helps a lot to get rid of dead trees or bushes that may be on the property. Many people associate that with bad luck or a lack of caring for the property.

If you have cleared all the clutter, then you should have a home that looks more simple and kind of Zen in nature. One way to augment this air of designer sophistication is to put flowers or vases of tall grasses in every room.

For instance if you have a dining room table it is quite a good idea to put a display of fruit or flowers on the center table to make it seem more glamorous or traditional.
